Renting flats in Murcia: a problem
The rental market in Murcia has experienced a significant increase in prices over the last year, placing the Region as the seventh city in Spain with the highest increase during 2024. Rental prices have risen by 10.6% compared to the previous year, when the variation was just 1.2%.
This increase has pushed the price per square metre above €9, compared to €8.33 in August 2023. This phenomenon reflects a trend of increasing difficulty, especially for students looking for housing in the city.
The problem of high prices is compounded by high demand. An example of this is that during the second quarter of 2024, each rental advert in Murcia received 39% more contacts than in the same period in 2023, reaching an average of 22 contacts per advert until it disappears from the market.
The high demand for renting has also impacted the new trend on room rentals, where it was reported that, on average, each person interested in renting a room was competing with 12 other people.
Spain's rental problem
As in the Region of Murcia, the rental market at a national level shows a similar trend, especially affecting young people looking to become independent. The main problem is the disproportionate increase in rental prices compared to salaries, with young people being the most affected.
In the second quarter of 2024, rental ads received an average of 32 contacts, an increase of 55% compared to the same period in 2023. This increase in demand has caused a rise of more than 9% in prices across the country, driven by the decrease in available supply.
